Just wanted to share, I've noticed a loosening in down payment requirements for DSCR (debt service ratio loans) that either use the actual or proposed rental income to qualify.

Loan rates on the ReFi have prohibited us from building a bunch more 3-4 unit properties recently, just kills the CF of the deal, but going all-cash on the purchase & construction still pencils. 

I look at each deal for the win/win test, as I am not out to loan money for a lousy deal and put the investor under a financial burden.

Does such a thing like this exist, or should we go the SBA cash flow loan route?

Considered waiting till I get 10 and maybe putting them all in a blanket loan and switching them to an LLC, or should I make an LLC and switch them now.

I would not be doing a condo because I would use a DSCR loan.   

I have 2 rentals now but want to know what types of loans if any I can use to invest in more homes.

But for vanilla every day deals we look at short.. now this is deciding if we are going to loan on it or not..

For perspective I purchased a duplex in late 2022 using an FHA loan for 444k that I’ve been rehabbing while living in it as well as renting one unit, once the rehab is complete this summer comps are showing I’ll have roughly 200k in equity to tap into.
