FWIW, in Orleans Parish (county), it happens when a person refuses to leave after an eviction order and the sheriff accompanies the property owner/manager to the property. 

Im looking at doing a refi on my primary to do down payment and up dating on a rental...once updates complete on rental should rent for 800 leaving  400 a month cashflow...my thoughts are to build up 6 months of rent for problems arising on the rental..then pay myself back putting the extra dollars to paying off my primary home quicker

Those of you who are full-time investors, or self-employed real estate professionals, what do you do for healthcare once you leave full-time work?

If not then maybe leave it up to the investor/buyer to determine the value that it's worth to them.  

One option to control your insurance expenses are to insure for ACV (covers yours and lender's skin in the game). 

@Tito Burgos I would argue if you use the money on a buy and hold, and buy right, you will be about refinance into long term money with a bank and take your Monday to many more deals.. it seems like that’s called BRRR on this site.This will leave you with your original cash and an asset that is producing cash flow every month.

If he put some skin in the game, would that make it better, or would this still be a low return considering the risk?

And agreed on Prop 10....I think the most concerning thing is how open it leaves the rules that could get created.
