I’ve been intrigued to start my journey for a while and have been doing my fair share of research from listening to plenty of podcasts and reading books to really prepare my self and see if this is truly something I want to do.

I cant assist on loans in CA directly as I'm not licensed in CA, however I'd be happy to send over some referrals to some lenders who I'd normally approach for this project for you.

Until I can get going on the MHP Bootcamp, can anyone recommend a good book that would get me started thinking in the right direction with MHP investing or perhaps even MH investing (flips, buy and hold within existing parks, etc...). 

We have 80k to invest but feel paralyzed by the many directions to take!

If you're looking on Furnished Finder (which tends to be one of the most popular sites for traveling nurses), gauging how frequently the properties are booked or past bookings can be difficult as Furnished Finder provides you leads and then you book (set up lease, etc) with the your renters directly (see FF FAQs).

And this leads to less disciplined assumptions, maybe going into markets you aren't familiar with, going higher leverage to get more deals done.

If the client is self-employed or they own other real estate, you'll want to ask for a copy of their two most recent Federal tax returns - all pages/schedules (you shouldn't need the state tax returns).
