Mostly it is no loss to them only to us as investors.  

There are a lot of little things wrong, like a nonfunctional garbage disposal and the dishwasher's soap dispenser doesn't pop and some other small items that will be fixed, but are so inexpensive it really isn't worth going into.  

You need an itemized breakdown on the reinstatement amount.

@Kimberly H.The EPA increasing the baseline efficiency and stand-by heat loss requirements of storage tank water heaters does not automatically imply the tanks have to get bigger.  

However, you have to justify normal wear and tear vs. damaged items.  

If you want to be in this game for the long profitable haul you need to make sure your properties align with your numbers, otherwise when the market hits a snag you may not be able to come out of the trenches in one piece.I remember when my husband and I went to bid at our first auction sale (we had attended several auctions before to get a feel of the atmosphere) I had an excel sheet for the property I was interested in and detailed profit/loss for every $5k increment of bid.

I just don't see any profit here but TONS of potential for a loss.  

This strategy works better when your selling widgets and can afford to sell some at a loss to gauge the market.  

I handled the remodeling projects my self and only hired out contract work when needed such as electrical license stuff and license plumbing items.
