He came up with an investigative report from 2010 that showed that house has settled and it is suspected that this is due to sinkhole activity.Based on this finding, I approached the sellers agent and he immediately agreed to drop the price of the home to 55K (originally it was priced at 80K).  

The opportunity still exists to get started and be successful so there is no need to rush into making decisions before you know the exact path and plan.I own a turnkey company, but I can tell you right up front that you need to investigate your local areas first.

Most folks I know that do this have a trusted title company that they are loyal customers of that will pull title for them ahead of time, or they know how to investigate title on their own ahead of time as Jay mentioned ... then there are those that don't know that and find out the hard way as mentioned above.
