I prefer my unknowns to be related to the house: plumbing, electric, layout problems, mold.

(And I know this only because I've talked to the smart @Drew Fein, a Denver real estate attorney who has drafted a rent-by-the-room lease.)You need to lay out how common areas and common expenses are handled.

I wish they had a bill payment system like a bank does that was easy to use and intuitive and didn't require phone calls to make changes.

I had no expectation of this, its a first floor ranch style layout, easy in and out.

To get a better idea, I would find comps in the neighborhood with the same layout, finishes, condition etc. 

@Isiah Ferguson, It's counter intuitive and the leverage freaks will start flying around the room at this suggestion. 

I was looking on Houzz at some ideas for small kitchen layout when I ran across some high end houses in Canada that use IKEA.

They have a kitchen-layout area on the site too that is convenient for sizing and 3D.

I walked it with my contractor, saw the layout, and immediately saw how we could knock down a few walls, and a few and convert the whole thing  to 9-10 apartments.  

As you said, you can't change the lay out, so price is goi g to be the issue.
