Its a long road.Based on your post, I'd recommend finding a regular job in the industry, something with a traditional salary or hourly compensation, and saving up.

In the days of linkedin, instant credit check, quick employment and salary verification (even IRS transcripts is going online), I think I have to start accepting VERIFIED tenants on the spot so as to not leave premium money on the table.

The buyers are living in the home they intend on purchasing, and working on qualifying for that loan as soon as they can (but they can't obtain financing right now because they're self employed, new in job/area/industry, or need minor credit repair before they can get a loan).Any lease option investor that doesn't embody the mantra of this, will fail miserably, and quickly.
