I had a quote of 2.64% for a 4 year term on my principal residence in Canada just today.The US starts around 4% but then you have to add 30 to 40% for the exchange if I use Canadian money for the payments.So, ideally I need to borrow as much as possible for my deals and pay it off as the dollar improves. 

After researching different retirement accounts, I've decided that a self directed solo 401k plan is a good fit for me.

Does anyone have support for this housing type being the best fit for the BRRR strategy?  

Buying residential under 4 unit properties many banks sell off those loans so you have to fit into a nice little box.

Not ideal, but did the job for now.I'll ask around here (NJ) on the contractor partner approach and see if anyone is using this angle to pick their brains as well.

Syndicator put the deal together end-to-end (finds deal, negotiates, closes, sets up LLC, works with lawyers/banks/accountants/management companies, etc)I have a good relationship with the sponsor and am simply looking for an opinion as this doesn't seem to fit your traditional syndicated deal structure.Thanks!!

Rent control in UC is tougher than Hoboken (I deal with properties in both).

I am not sure if this fits into the wholesaling aspect, however in my experience you can probably find an investor that even without going through the legal wholesaling process will pay you a nice finders fee for helping them get into the property.Reach out to me if you would like to hear more.Sam

Since you seem to be trying to avoid attorneys I would honestly just go pull one off google and change wording to fit your needs.

This doesn't seem ideal for a rental.
