I have several investors who absolutely won't make an offer unless they review the financials before hand. 

I figured that flipping an 80s or 90s mobile home would be not only quicker and easier to do than a regular property but it would also be great learning for any rehab I would have to do in other properties I eventually hold.

I’ll be working out of state with these folks so it’s important to me that they are good, dependable people with connections to be my hands, feet, eyes on the ground.

What is the hold period/debt assumptions?

I thought about delaying the move in date until the security deposit was in hand but then realized if they have issues with the deposit they would likely have issues with rent.

So either in long term buy hold or renovating older to new or building new. 

Seller suggests 100k is needed and he could be right but the lot rent alone could be 400 a mth so the units in hand could be sold for a few thousand a piece.
