Being a note investor, I think, gives me additional advantages in real property investing that I would not otherwise have developed, i.e. creative financing techniques and approaches, more innovative marketing approaches (note appraising, to name one but there are quite a few others), extensive experience with negotiating and finding workable solutions for sellers and getting more offers accepted, etc have really increased my ability to find and negotiate very favorable hard real estate deals.In short, note investing has helped me immensely in my real estate acquisition efforts (I did things in "reverse" order-- notes first which paved the way into my real estate.)

Normally it's the property condition that makes something a viable flip, but given the SF Bay Area's extensive tenant's rights regime, tenants are basically just as much appurtenant to the real estate as a collapsing roof... never noticed before but that word even has the word "tenant" built right into it.

Much more extensive rehab, only thing we did not replace was the HVAC it was basically new. 1st off we converted the home from a 4br/1.5ba to a 4br/2ba, floors, paint, roof, appliances, stuff like that.

Recently moved from LA to Seattle (1 year ago) therefore, I can sell my condo without paying sales taxes (if I do it within the first years), however, I have a wonderful tenant that has been paying my mortgage punctually and the condo is expected to appreciate due to a metrolink rail extension (currently happening) and to the opening of a downtown area along with new Disney studios.
