150k for a Multi in Union county either needs a lot of work, or has bullet holes and barred windows.

I cut all the frills from my life from buying xmas gifts, to going out to the bar with friends, to going out to eat, to even buying beer and soda. 

@Scott Mac the last tenant was clerical - it would make a great yoda studio or work out studio - or be a great addition to the bar that is already down stairs  @William Thresh very difficult  to add windows as it's fully in the basement.

And barring issues, let's say rehab is done in 5 months on budget.

What areas in the Jacksonville area are experiencing growth/nearby coffee shops/bars/events/sports and hold future value?

Also, keep in mind if you replace older windows with low-e "green" windows that is a selling point. 

The cash flow is not great but we are about 40K in the green already.
