First Timer Looking for Rental in Jacksonville

I am looking to purchase my first property. Im down in SouthFlorida market and everything is overpriced. Im kinda turned on to Jacksonville because of the opportunity of growth. Being a first time buyer, I want something relatively simple with minimal rehab, if any. What areas in the Jacksonville area are experiencing growth/nearby coffee shops/bars/events/sports and hold future value? Any inside information is appreciated

@Brian Conley Be careful in Riverside, the area is part of historic district and before anything on the outside can be touched a Certificate of Appropriateness must be submitted to the city. If you buy something, make sure you do your due diligence in Riverside, Avondale, and Springfield to make sure the COA is in place, AND approved. These are the only areas in Jacksonville that have this silliness. San Marco says they have a historic district, but you can tear down a house there without needing permission. Riverside is a hot market, my wife is in a deal to restore on Post Street and has one to sell on Post Street as well.
