On MLS there are designations under property type: Single Family Residential, and Condominium as well as others.

Since this is a crawl space house, there is obviously at least one access point where they can get in...likely the one designed for a human to use.  

The reason being is that in a properly build system, these are the only areas that hold water by design.  

While the borrower does so, the plan to discharge the debts proceeds as designed.

The fact that you're only tacking on $5grand is a gift to the buyer.
