Note the cash flow gets the Prop 13 bonus on top of the outstanding rent to purchase ratio making the San Diego cash flow better than would be implied by the rent to price ratio alone.Good luck

The banks CEO's should be fired if it turns out they did indeed fail at risk management, paid themselves bonuses or sold off shares/engaged in insider trading or otherwise contributed to the collapse, and losing their jobs or facing criminal charges will be their punishment.

Hi, I was recently offered from a client/friend a generous amount of capital for the next 5 years at a great rate to invest. 

Because their generous appraisal value, I was able to take out all the cash I invested into the ADU (plus some more).

Our experience has been that most appraisers in our area just try to justify the sales price, but it is a nice bonus when it comes in higher than expected, especially if you can reduce your down payment! 

Investors allegedly lost it all plus because bonus depreciation was taken now investors will have to pay that back to Uncle Sam.
