The city and county have employees that check the websites to make sure that each property is legally licensed and allowed.  

I think I would be hard pressed to generate cash flow with buy and hold, within my current financial limits.

The process has been less then smooth or ideal in many ways, but we soldier on given I can't find another way to get Wheelhouse rates into Airbnb, VRBO, and our own website.

TurboTenant was great too because they have a listing syndication network that gets you on all the websites like zillow, trulia, hotpads, and a thousand others from one listing. 

@Syrica Brown use a platform like rentalutions or cozy - It will help you screen tenants, it will post your property on multiple websites and lots more. 

Any bank-financing-sized down payment would be probably impossible for us right now.For us, we'd probably keep as-is for some time due to nostalgia, using some weeks for vacation and the rest as income-generating.

My suggestion is go to NARPM.ORG you can find reputable companies through that web site
