Yes, she could be in transition and the financial picture could change: assets, liabilities and high legal fees (which could zap some rent dollars) but this can happen with anyone for a number of reasons (accident, job loss, medical issues).

I'm not a human doctor but I am a veterinarian, so I have a pretty good knowledge of the medical field and parasite issues :)The tenant should be examined by their own doctor......

Anything you buy and finance, like a boat, should be half down and financed to be paid off in 18 months no more than 2 years.Unless you have a huge student debt thing going on or supporting your parents or have medical bills that are not disclosed, you don't need to do anything but tighten up your belt.
