It isn't meant to be "living for free" it is meant to lower the expense of housing.

I'm not sure if you meant the 1st lien didn't get all your capital back out of deal for a BRRR, but that process really depends on the value of the property compared to the loan amounts, not just that you purchased it and renovated it.
