I have finally finished the rehab on my first investment property ever and thought this was interesting: When we varnished the floors, we didn't close the blinds backing out of a couple rooms and, well, couldn't walk back to close them because it takes a couple days to dry out.

This analysis includes SFR's and MFR's.On the other hand, for the lower socioeconomic blue collar rentals (B class), I see rental rates will remain the same or a slight increase as we are still in the absorption period where vacant units are being converted to rentals.

While I'm open to pretty much any type of partnership opportunity (if the deal is right), the rehabs I've been doing for other investors have mostly been just a flat-fee type of arrangement where I come in and take care of all details of the rehab.Basically, I consult on the level of rehab and finishes, put together the deal analysis, help put together the budget/schedule, and then bring in my contractors, manage them day-to-day and complete the rehab for the investor as we've agreed (or as he wants).

I have done this analysis several times and it never pencils out to be worth the effort to me.If you are buying something worth a few million bucks the numbers get much better.
