Hi @Stacy Kiley,I'm assuming you are honest when you do your taxes.

If you feel more comfortable in a smaller property in a real nice area then go with that, just make sure you underwrite it extremely conservatively.

@Daniel Daskaloski honestly, if you're asking these questions at this point and you're this far into the process it is probably in your best interest to not continue through the process.  

The Vegas market is extremely hot now and l don’t see any sign of reduction in home prices anytime soon.

There is a lot of general information you can get on BiggerPockets - like this article - but you would honestly want to sit down with an experience CPA and have them give you the pros/cons of your options.

Honestly, this is a little out of my wheelhouse, I've never wholesaled a deal, so take my advice on this with a grain of salt please.

However, to be honest, paying rent is absolutely flushing money into the toilet.  

It you take the time to learn what you are doing you can do extremely well, as few investors understand land issues well enough to compete in that market.

Honestly , I would cut my losses right away , chalk it up to an education .
