Expense disallowment matters little if you're not taxed on the revenue.Generally rents are excluded from UTBI (IRC Sec 512) with a couple of exceptions. 

I would have kept this property and refi-cashed out except for 2 reasons:1.

They could ask for an out if they're unhappy with her service, a reduced timeline, an exception if they are working with an agent in a different market or for a different product in the same market (example: one agent for their residence, a different one for an investment property), if they buy directly from their uncle who is a builder, etc.

Unless you are willing to make exceptions for every sob story, you should just stick with your lease. 

Its similar to the chicken/egg conundrum  except that there is no chicken and you buy the eggs six months early.
