On my recent purchase they lent 75% of the rehab costs and did an ARV appraisal to estimate value after it was completed.

As an investor, what gets my attention is a property that I didn't know about being available at a good price with remotely accurate rehab estimates and ARVs.

I’m finding very hard to estimate all the rehab coststhank you! 

Not sure how expensive the LVT you chose is, but I'd definitely want to get other quotes on your bid to get a truer estimate of contracting costs in your area.

So the question is more how the different ratios (or $$$$) react to each other to properly estimate a return.

Just talking rough numbers here with a 100k purchase price, 30k rehab (fairly extensive for a rental), 165k ARV, the estimated cash to close is under 20k with us
