You need to establish a relationship first and show that you are an expert in the space.

In general, it all comes down to having the established relationships with the right folks in the geo area you're looking for such facilities: business owners associations, brokers, insurance agents, attorneys and etc.

you may want to establish a relationship with a few agents who have MLS access, be kind with their time and ask for specific list.

It sounds like you have everything in place I would work with your local banks that you say you already have an established relationship with.
