People can list homes for whatever price they want, but actual sales data is all that matters.When first starting out do your best to find as close of comps as possible, as only more experienced folks should be making serious adjustments to comps, because they can place an accurate value on that extra bedroom or bathroom.Lastly, I would encourage you to work with your Realtor, and run some of these comps through them.

Lastly, I would encourage you to stop comparing MHPs to large apartment buildings, you'll never buy one if you continue to do so.On the infrastructure side:Ask the utility companies for historical water bills to see if there have been large spikes (sign of frequent leaks).

(You can do subject to, but that is another story).If I have 0 equity, owe the bank 100k for a 100k house, it is bad for the wholesaler because there is not way he can get a discount, because me as the seller will want "retail" so I dont damage my credit with a short sale.If I have negative equity, I am motivated to get rid of the property, and it doest matter how much it sells for, as long the bank approves.I am simplifying things, but that is why equity matters.If this is your first time I highly encourage you to do driving for dollars first.
