Hello BP members,I will be moving to San Diego in 2 weeks to attend SDSU to continue my education on real estate.

In fact, I just started calling hard cash lenders today and left a lot of messages. 

Education by seminars and workshops are hard to decipher whether they are scams or people really wanting to give knowledge.

Another way to add value is to network in your local REIA, and provide education.

Feed Blog posts over time, add photos and videos to those blog posts and then as they post, post comments and links back to them on all your social media and then have all your social media friends like the posts (THIS IS HOW BP GOT TO BE WHERE IT IS TODAY - BLOG POSTS WITH KEYWORDS that get splattered, liked and shared all over social media and that go out in a newsletter several times a week - all those clicks back to BP and here we are - it works for sellers too. 

If you ever wanted to look at some stuff in CA let me know, I'm currently investing in small multi-family in the Central Valley.Hopefully Woodland isn't as hot as Visalia today, I've got some family in Woodland - that's a nice area!

I liked having spent hours research markets and neighborhood and government programs, so that I felt more educated to have a conversation with my realtor, rather than him just tell me his opinion. 

You will need to get a lot more education before you do it, and for me, I would have to have a reserve before I think about flipping a house.

I drove around today and narrowed down some low rises. 

My first advice is to educate yourself before you start looking at markets.
