You also have to worry about special assessments, an unexpected expense to the complex that everyone must pay for (i.e. elevator breaks, roof top pool leaks, building needs painting, lawsuit, etc.).The associations can also change the bylaws and rules limiting the amount of units that can be rentals (this happened to me in a residential subdivision with an HOA) or require owners to live in properties for at least a year before renting them out, even if the tenant already lives there and an investor buys it.They also have the power to nitpick you about little maintenance items.

I have had to stop out to address a leak in that basement after a large rainfall as well as some leaking fitting on the water lines as the area has hard water and doesn't hold up the greatest.

Also thinking might be able to add an additional BR here (one of the rooms in basement has window and area with door that could be a closet (although it has pipes running through it, so hopefully no leaks!).

To me the numbers make sense, but there are a couple of things that concern me. 1) There's an active water leak from the upstairs unit (appears to be confined to the bathroom in the downstairs unit); 2) There is a piece of roof line exposed at the top of the building exposing rotten wood.

Agent says it's high.Specs: 1,512 sq ft area (36'x42'); two layers to be removed; no leaks or water damage; cover with 15 year architectural shingles; easy roof pitch (no harnessing or safety needed)Just want to know if those who have done roofs think this is a fair quote or high?
