and of course I am biased getting my real estate license at 18 in the SF bay area and Brokers at 20.. then becoming a HML  its the path I chose but those paths allowed me to intersect with a lot of very smart people and move up the food chain.I had no money when I started I lived at home and drove my parents car the first 8 months of selling real estate until I could buy my own.. its was an Orange Karmen Ghia  that baby would be a collectors item today.. !!!

We extended the due diligence period to take care of these items and are now looking at an early June closing date.

If you do not see HVAC permits, roofing permits, or plumbing permits, this could indicate those homes that will need these items, within a few years.

I like that both are old enough to likely have max value lost, but not so old as to be likely to have a ton of unexpected items. 

I'd look at population growth, economic drivers, diversity of employment, landlord friendliness, etc. 

.- Gross Personal Use Area (Master Bedroom, Master Bathroom, Master Closet): 685 sq. ft.Based on the numbers above, what percentage for deductions should I be using on items bought for the common areas that everyone uses (sofa, refrigerator, washer and dryer, etc.)? 

There is still is stuff like clogged toilets, random leaks, etc. that happen even outside of long term cap/ex items.

It's pricey depending on how many units you own.Wondering if the access to all the forms and notices are worth the money as a lot of these items can be found with a casual google search these days anyways

The summation of these items can be deducted from your stabilized value estimate to give you an idea of what the "as is" value is with some vacancy. 

I got my list of items that the property manager recommends repairing today.
