Hopefully the people that you are mailing are not getting letters from other deal machine people.

If you are a Colleague with anyone that has NOT posted in the thread, and you want them to see your post, hold down the shift key, type the @ and the first 4 letters of their First or Last Name.

If you have a newer well kept property and your occupancy is great then maintenance can be low single digits as a percentage of revenue.

If you don't have a fine amount, have your attorney write up some type of formal letter warning them they are in violation of the lease and if caught again you will look to terminate or seek damages (or whatever your attorney thinks is best based upon how your lease was originally drawn up).

I am working on writing a letter releasing her of her 1 year lease.

They returned the check to me with a letter stating I had to show my interest in the property before they would accept it. 

We have found a great real estate agent and have a pre-approval letter in hand.

Over 2% it should be decent cashflow.For example: $2,000 rental income / $250,000 property price=.8%  Your expenses (unless you pay all cash) will be in the neighborhood of $2,200 and your income is only $2K.To your point, most advertised deals stink, unless your willing to accept a low single digit return.

How would I be able to make offers on multi family properties in my area without a pre qualification letter from my lender?
