The system should take into consideration the Service (From Utility to Panel), the Branch circuits (individual circuits running through the walls) and the utilization devices (switches, Receptacles, and other devices).  

Owners vendor changed the locks prior to new tenant as is required, but only forgot side door, and have a different key for back door, but didn't provide key.

With better locked in rates you can have longer safe returns w/o worrying about future rate adjustments that are common to commercial lending.My duplexes were both owner-occupied by me and my experiences were very positive.Another person I know owner-occupied a 4-plex and was overwhelmed by the picky tenants, and the fact they were right there.My experience is that single family homes and duplexes command a better tenant than apartments.

If I was the seller I would hold a BIG earnest money deposit if I agreed to that.No sense locking up the property for a tiny sum.So it sounds like you are an assigner and not a property buyer to just collect a fee correct??

I use a pretty long contract to lock up homes in lease option.
