Property management will kill your cash flow on most STR's.I would suggest first to have great heat in your house so your wife is warm and talk her out of moving to Floriday for part of the year.Second, use Vrbo and/or Airbnb to self manage your STR.

The notice that you send to the daughter can offer help, assistance, your warm wishes etc....but in the end you can't perform an eviction w/o a judge deciding if that is what needs to take place.

Before doing so, the heating unit, while old (30 years), was functioning fine and often—he kept the house in the 70s without issue.When he got back, he turned the heat on, and it worked for a couple days before he relayed that there wasn’t any warm air coming through the vents and thought he smelled natural gas.My questions: How would you proceed, if you were in this situation?
