In contracts you have you Design-Build G.C.'

I have site plan approval from the City and moving into prelim design.

@Brendan Reilly coin op washer and dryer are designed to last for years and be easily repairable.

Unincorporated areas for example can be free & clear or there can be zoning designations within city limits like multifamily that may allow slightly different applications of the regs.

@Ashish Acharya so if I am able to get the real estate professional designation I’ll be able to claim the depreciation loss year 1 from a cost segregation study against my 1099 income from the year?

If you are on a septic field, it must be designed for 4 bedrooms.  

Hate to call you a liar but there clearly are inaccuracies in this story.In the same way that "Chicago" doesn't refer only to the tourist area by the waterfront, museums and downtown, the term "Los Angeles" can refer to the entire LA Basin, "Downtown LA" (the tiny little blip of tall buildings where all the freeways merge), or the metro area designated as "City of Los Angeles".

When I call the manufacturer they all say I HAVE TO use the remote, the fans are not designed to work with third party wall switches.OKAY...But the problem is remotes do not survive too long in a rental. 

Has anyone found a designer way to visually present or record each flip project?
