I've been on the sidelines with real estate investing for about 2 years now given this highly volatile and high interest rate environment (at least relative to recent years).

Oh Man in real estate investing this is so much more common than one would even have a clue about.

Wanted to know your thoughts on the area and then also any connections to certified Real Estate agents in the area as it will most likely be a STR after a year of living in it.

Then you will have a 10ish min quick walk through the property and if his pictures matches the reality and you don't see anything abnormal, then after you sign with him assignment agreement and you put nonrefundable deposit and close in about whatever days you agreed on(usually up to 10).

Currently I have a duplex in Madison, WI and am under contract for my first flip.Outside of real estate, I enjoy mostly time with my kids as they are young! 

This gives you recourse if the buyer stops making payments as you can have the courts enforce this performance deed and transfer ownership back to you.Just make sure you have a competent REAL ESTATE attorney review the documents prior to signing them to ensure that everything is properly worded to ensure you are protected.  

This can be a real money-maker, but you need to know what the risks are, how to mitigate them, how much to charge for rent, insurance requirements, and more.Honestly, the couple relocating sounds like the best option.Here's a tip: don't reject applications just because someone else started one.
