Love this suggestion, you sparked me to do a little deep dive on mortgage notes investing, and I think I will buy the bigger pockets book.

Point is that even those with skills and deep pockets can and will lose money sometimes....this RE thing is a gamble lots of the time.

Hi @Bruce Woodruff, Yes, we did a deep dive into the market via AirDNA, long-term rental comps with Zillow, and we talked to stakeholders in the area (ie brokers and developers).

@Justin V.Painting the vanity dark gray and getting a new granite top for the vanity or deep stain butcher block top would blend well too I think.

They were being non-renewed for a myriad of reasons (non-payment, dog feces so deep it was damaging the concrete floor, etc. .  .) 

You can get in deep water even commenting on kids in the house.
