ONE, it would be my first REI deal, TWO, analysis paralysis, THREE, its a fairly rural community,FOUR, no comparable properties anywhere around to get a property value.

Hi @Daniel BrownWelcome to BP, this is a great community, you can ask anything real estate related and you will find your answer. 

I am curious to know if anyone in the BP community has invested, Passively, with these popular platforms.

I am thinking your worrying about nothing.. when I create HOA's for my new communities I never turn them over to the owners until I am done building 100% of my project out.. last  thing you want to do is answer to a bunch of homeowners :)  then they set up their committees and they make sure everyone keeps the property in good condition etc etc. 

I look forward to hearing the thoughts of the community.

Local community banks are going to tend to be the best.

I woudn't mind having 80-100 doors, hitting the net income goal while helping put people to work in my community. 

Here's my overall plan:I graduate in 2019 and immediately start working and building creditI live with my parents (they've agreed to let me) until I have a decent income from real estate.I have to go to college but I'm going community and my father has agreed to pay for my student fees so there's no concern thereHere's where it starts getting good...My longtime friend (since kindergarten) is VERY entrepreneurial and is also the son of a contractor and is planning on going into contract work.
