When you go to apply in 6 months, they'll see you have maxed out your debt to credit line utilization of a whopping 60k, which will cause your credit score to take a hit and possibly jeapordize whether they approve you for a refi or not, or affect your interest rate they offer you at the very least.

We have put screws in through carpet before, it will damage it some, though you won't see the damage unless you do a real poor job.

Yep, Wayne got it right, HOA lien doesn't get wiped out, and they can come in without a lien and ask for money, and you have to be careful cause some of them add a ton of fees in when they aren't supposed to also. checkout Florida "super lien" statues
