I've been an agent for years and I've been watching and consuming content for a while now.

Maryland, particularly the DC suburbs are an incredibly low risk area, and so consumate with that the yields are low.

That is more time consuming but it can be amazing if you get lucky/have the time to dedicate to it. 

I am learning that we need to step away from doing the work ourselves as it is just consuming too much of our time so we did actually hire plumbers for the new bathroom as well as professional tile guy and it was nice to eliminate that burden so we are looking forward to hiring even more on the next flip where necessary.

Mercer County had -38% fewer new detached home listings (222).Upcoming single-family home sales (3,224) slid -23%, the first year-over-year decline since last May, as available inventory tightened.

Someone posted in mortgage forum that Chase added a 1.25% price hit to 2nd homes today (for any consumers - price hit  means 1.25% added discount points for the same interest rate). 

Expect to see far more cash buyers for these situations, and (more than likely) far fewer bidding wars as the new pricing adjustments raise rates and costs.

Investors have lots of choices on where to put their money....rental houses, stock market, storage units, commercial property, office buildings, and so many more......if the laws make it too difficult to be a residential investor, then the capital moves to another investment....fewer rental homes, means higher prices, so when people like this think they're helping tenants, it might short term, but long term makes things worse.   

The principal / consumer is not protected in an  agency contract.   

The research it’s time and cost consuming,and a lot of property’s can be redeem , right before the auction.If you pay for a title search on so many properties ,that cost can go up really fast.I’m trying to find a different way other then a title search or county records (like an online website )more cost effective and time efficient to do those investigations.Any suggestions are much appreciated
