Concerning the dog specifically, my experience is that if there is a barking dog on the first day this will not be an exception and the thing will be barking incessantly.

My main concern is that the owner has to grant a conservation easement.

I have 200k cash for the deal, my biggest concern was just trying to figure out, how much would make it a deal, and how much would not.

The $1200 fee doesn't concern me too much, but should only be paid at closing, definitely never before hand.

in order for me to hire a property manager, i'd have to increase rents but i'm also concerned about any big ticket items. 

My concern is cutting into the slab could harm the structural integrity.
