With such high incomes you may be better off as a group saving to a higher amount, say 40-60k+ each and syndicate a small/medium apartment complex together.Syndicating apartments may be a better alternative for you since you have so many people together as a group.

Deals are out there they just fast.I stay away from condos because of the HOA and rental rates, There are so many institutional investors building condo complexes which make that market feel saturated.

I can't tell you much about the features because I used it for it's bare bone functions only.

With covid would duplex or small apartment complex be a better bet than single family properties against a real estate down market?

I'm also divorced and pay a nice chunk of child support.In order to rent a decent place until my kids are a little older (14 and 17 right now) I rent a 3 bedroom unit in a rental complex. 

I guess I was looking for a straight answer on opening and closing a new escrow since I have one in limbo but it still seems complex.
