I've entered into a competitive negotiation on a property and wanted to try to understand more about the owner so as to figure out ideal terms and on the info maps site is says the owner of the property is:__First name___Last name___"REV LIV TR", which I've come to find out means revocable living trust.

But overall I will say this that there is growing frustration with ABB, the quality of service (or lack thereof), higher fees and rising costs of renting an ABB.

Harder for competition to build next to you.

There seems to be way too many wholesalers who lack proper knowledge and are presenting bad deals; therefore, there are tons of investors turned off by wholesalers.

There's a history of flooding because of the wall foundation and the back & front lack of proper landscaping. 

Both my wife and I are moving to Nashville TN because of our careers (a much more expensive/competitive market than where we have been living the past 5 years, Chattanooga TN).

I ended up walking away from this deal due to incompetency and lack of knowledge of dealing with a property set up this way with all their utilities.

I refuse to go into a deal thinking that it was good just to find out I purchased a dud or got taken advantage of due to lack of knowledge.

So, imagine how much competition you already have when it comes to direct mail and then consider that the property owners are already burned out from getting so many direct mail pieces.You may get a gem with direct mail, but while I do 80,000 pieces per yea I am 100% against direct mail if you don't mind spending thousands of dollars with an expectation that you may not get one good lead.I get many leads from my direct mail.
