I need some advice, I continue to learn everyday, listen to podcasts, read ect but I still find myself unsure of what to do next.Basically im 22 I have 3 properties I own that are STR and all BRRRR'S besides one that is free and clear due to it being old family land that was vacant but had basically a 500 squarefoot teardown on it. 

I am not evicting them because they are still paying the rent but I don't want to continue leasing to them come Oct 1.If I give them notice of non renewal long before the lease expires, they will get angry and thrash the place.

The escrow company and attorney I work with have seen this exercised 1 time in 30 years. 

You can google "debt collection" or "debt buyers" to find companies who do this.In general, be prepared to collect pennies on each dollar of debt owed to you.

My understanding is that the the mechanics of the transaction would occur much like a conventional transaction with a third party title company.

You can pay less tax on your w2 via having the spouse that goes full time real estate qualify as real estate professional, and then continue to grow by buying more and more properties.
