My client, the owner can no longer keep up with the mortgage payments since her tenants who were renting the detached converted garage stopped making payments.

If you were my client i would not advise you to do it.

The agents will hear about it when their clients find it and ask them to show it. 

Do not call a potentioal client, bro, or dude, be respectful.

Another reason I chose to get my License is because it provides both me and my Clients options.

They were not taking on additional clients at that time. 

I checked out their state license and found no issues with them Basically, they would be using my home soley as a home to take care of their clients.
