Here is a simple example:10 POH x $1k/month home & lot rent = $120k/year x .75 Op Ex = $90k NOI / 8% Cap = $1,125,000 property valuevs.10 TOH x $500/month lot rent = $60k/year x .75 Op Ex = $45k NOI / 8% Cap = $562k property value

I'm going to digital entry (four students, they lose keys a LOT) and smart home features (like turning off the HVAC when doors and windows are open because students are apparently idiots and do, in fact, air condition the whole darn neighborhood), plus a few exterior cameras.

The Cap rate is close to 10%, but that depends on PM fees and the rents have the opportunity for 2-5% per year, which I don't believe has been happening each year.
