Does anyone have recommendation some good wholesaling books or programs.  I have some rentals and understand that aspect of real estate but would like to have a better understanding of wholesaling before I jump in.Thanks

Present it to them as a return on their money deal - “I’ll pay you 8% on your money while I’m borrowing it”  or whatever, and  pay them out of the cash flow on the deal until you can qualify for a refi into your name when you would pay them off.  

We’ve been tossing around the idea of converting one of our bedrooms into a gym (treadmill, weights, bench, etc with towel and water service).

As I browsed around looking into these markets the prices are appealing, but it jumps out quickly that they have high crime rates.

They’d have to get $5,500/mo to break even with a zero COC for the $170k down.
