@Ryan Haines  I have been reading (Listening Audio books) and BP podcasts during my commutes each day to and from work since I have over 30min drive and it has been very helpful in addition I read estate for beginners by Josh and finished guide to flipping houses too, right now reading how to estimate the flip cost (all from Josh) in addition my Audio books were so far Rich dad, poor dad (This book boosted my will to go forward with RE investments) and Think and grow rich, for the podcasts it depends on the subject I randomly listened to at least 10-15 of them and really enjoying them.

So you would need to supplement with deals that are looking to exit (and stagger them to exit, say every year or so...so you could benefit from the price appreciation boost).
