I will say that I know you want to be conservative but unless you're finding a way to boost your income (e.g., going the STR route) its going to be hard to come up with attractive return numbers with such conservative estimates for OpEx/CapEx/Vacancy and with what appears to be relatively high taxes.

The income from the coin laundry should offset my lawncare, trash, and water charges, and also justify a rent boost, over time, with existing and future tenants.
