I also have well screened tenants in all my units but of course we all already learned how to do that from the BP podcasts. 

Its high market time right now, all are doing well with low risk by the room long term non customer facing highly screened, instant book turned off bookings. 

Had a tenant apply and ran her through my traditional screening with landlordstation.com.

@Jonathan Plummer If you go the 5+ route, would recommend screening for a great Property Management Company and NOT trying to DIY.Why?

I do have stocks but I wasn’t thinking that I should play the market but if the stock market keeps getting hammered, then I could see myself waiting to get some blue chips as the time to buy is when there is “blood in the streets”.

There's a lot of blood.

It collects our rent, has tenant facing web portal, tracks all accounting, markets our properties, screens our tenants.  

Hey @Phil Shelton - you might want to try listing your rental directly through Zillow as I know they will do a quick screening for your potential tenants. 

First always make sure that you have strict policies and procedures on screening your tenants.
