They don’t give a lot of weight to what you think the performance will be.

If it is <6 digits, I (sometimes begrudgingly) move on.Reason: it's a good basic barometer of area stability.Again, these are just my 2 main eyeball tests that I perform. 

Original plan was to house hack and live in the new house and rent out the front until recently when we decided it is time to leave LA and move to Columbus, Ohio where my wife's family lives and where we have more social support and lower cost of living and less congestion - LA is a beautiful and exciting place, but insane to raise a family.

Speak to your contractors and figure out a time-frame for the reposition when performing your inspections and consider this when you are calculating your budget.

I was able to purchase a home from 2000 miles away in Indy via a realtor, perform a property turn and get it leased for 16 months in the dead of winter.
