Tre Holland As-is Negotiations: I need some quick opinions
26 January 2019 | 5 replies
@Tre Holland I don’t want to assume anything that you didn’t have time to include in your posting but some research at the county and building departments would let you know if there are any code violations against the property as well as open/expired permits. These are things you want to know about upfront and not wait on the title company to research and disclose close to the anticipated closing date.

For instance, like when a small business owner will let the crazy cat guy post a flyer of his missing cat on the front door without a second thought while conversely, the big corporate stores have thought-out and decided-on policies and protocols against such small community interactions/sentiments...found that out this week.
Kurt Defenbaugh Structuring SFH Entities to Minimize Liability
8 November 2018 | 22 replies
Here are my opinions about the subject after speaking to numerous clients and investors about the subject:LLCs (if they are run properly and you keep everything separate) do provide a measure of protection and they are worth the trouble (when you reach a certain point).Basically, when you are starting out, probably keeping it out of LLCs and getting lots of insurance coverage will get you better loan terms (as the other posters have already outlined and as you figured out as well). However, at some point, you should anticipate the need (and desire) to switch over to puttin your future investments (but not your past ones) into LLCs.LLCs are also important if you are bringing in outside investors.

Keleisha Carter Real Estate Express School for getting your license. Thoughts?
29 March 2019 | 14 replies
You must actually take a live class where there is an instructor available; (or go to a real estate office and watch videos) I find I like it better because of the interaction with the Instructor and other students (its been a great way to network with some of them).I did earlier this year take online for my mortgage license and found it difficult to get questions answered right away.
