I was a little on the fence on tapping into the security deposit but when I weighed the option of possibly losing a great tenant and turn over costs, the decision was a no-brainer.  

So man 6 units for 58k on my end would be a no brainer!

Typing it all out it almost sounds like a no-brainer, but with 2 other people's money at play, people who were expecting 40% profit up front, convincing them to hold on to it for a whole year might not be so easy. 

If so, the death certificate will show that the P/A no longer has any effect.

They apparently put up a no bark device and it did f all of nothing.

This is a no brainer folks especially in this kind of market.

Location and owner financing made this deal a no brainer How did you find this deal and how did you negotiate it?

The STR possibility is a bonus for buyers looking to STR the property, but I haven't heard of it adding value to a property.Now, I can see where the value could be higher due to a no longer available license or something like that. 

@Jenni BurkeAs someone who buys hundreds of notes, if you can sell it outright do that 100/100 times.Especially if you can 1031 it, that to me is a no brainer
