If I were asked to identify the main hold up it's the fact that I haven't been able to find a decent deal, so I am thinking of changing my approach in the following ways: 1.)

This issue thought me big two things, one never inherit tenants and two even if you do not have the social security of the tenants you can report delinquent to the credit business bureau, I use Sperlonga Data & Analytics if you are interested.
