If I can catch-up and finish a couple projects this winter I am hoping to have solid plans next summer. 

Well I did get a new job as a Project Manager for an Electrical Contractor in the Twin Cities on January, 7 2019, and that layoff was a wake up call. 

For those who have 5+ flip projects going on at one time how do you track all of your expenses and stay organized? 

In other words, a projection of what it will be worth on the open market once repaired. 

If you’re wanting to be the project manager yourself, I have had a lot of luck in calling specific wholesalers in the area you’re looking at to get 3 recommendations (Sherwin Williams for paint, Floor and Decor for tile, etc).

@Brian Johnson When you did your profit projections for this property did you project for maintenance cost?

We are in the Philadelphia area and we are trying to find a project manager instead of hiring a GC.

The part of it I am good at though is the project management side of it.

I did a quick analysis on 12 months of sales from the MLS.

If one was to GC a new construction or a flip project (in NJ) would you need to take out a general contractor insurance policy or does the builders risk insurance policy on each property as well as hiring fully insured sub-contractors suffice?
